Realtors® use a competitive market analysis (CMA) to represent an opinion of what a properties sale price should be. This price is based on comparing properties with similar physical features, location and terms and conditions of sale. Active listings (homes that are currently on the market), pending listings (homes that are in the process of closing), properties that have sold (transferred ownership) and expired listings (homes that for one reason or another did not sell) provide the information for the CMA. The most emphasis is given to similar homes with equal amenities, which have sold within the last 6 months. This is how the Karsten Team will arrive at an opinion of what your property should sell for.
There are some important things for the homeowner to remember regarding the final selling price. Your home's selling price has nothing to do with how much you paid for it, how much it is insured for, how much your new home is going to cost or how much your neighbor says the house is worth. The ultimate selling price depends entirely on today's market conditions. These market conditions depend on things like interest rates, demand and availability of housing in your area and employment trends.
However, curb appeal and the condition of your property do add sale ability to your property by increasing the buyer's perception of the overall worth of your home. These are the things that as a homeowner you do have control over. I am sure when you originally purchased your home you choose it over other homes in the area because of something more than just bedrooms, bathrooms and carpet. It's a combination of physical characteristics and perceived livability that makes some homes more desirable than others.

A word of advice regarding your CMA. When shopping for a Realtor®, be leery of a Realtor® who's CMA comes in considerable higher than the rest. Some Realtors® promise a higher selling price simply to get the listing. The end result is a longer time on the market and less exposure to buyers who know the true value of homes in the area.
